Once we receive the Job Account form, we will open a new and separate account for you to use specifically for this job only. The terms for this Job Account are the same as for your other account(s) and each Job Account has its own credit limit. We confirm the job information and then mail out a “Notice to Owner” letter. This letter informs the project owner and the general contractor that Keller is providing material for this job and has a right to lien the job in the event we are not paid.
In order to open a Job Account, Keller needs specific information regarding the job. This information includes the name of the project, the project address where the jobsite is located, the name and address of the general contractor and the project owner. It is also helpful if you have the name of the lender as well. Some or all of this information can be retrieved at the jobsite on the permit or from the general contractor. You can get a Job Account Form from your Sales Rep, any Keller Branch, or by calling the Keller Credit Department at: 206-273-7207.
When ordering product for this job, please let the Keller Branch know that the order is specifically for the job, so that the Branch will put the order on the account specific for that job. And when statements get mailed out at the end of each month, you will receive a separate statement for each Job Account. The separate Job Account statements show you how much has been purchased monthly for each job in efforts to ease the tracking and/or job costing of your invoicing to your customers.
If you find that you are not getting paid on a job, please inform your Keller Credit Manager. You and the Credit Manager can then begin to work together to help get all parties paid. We only have a limited number of days from the date of the last Keller shipment to the job to resolve the problem and get paid before we have to file a lien. The sooner a payment problem is identified, the longer we have to resolve it amicably between all parties. Although your Company is always responsible for the account balances, Job Accounts can provide us both with added security and leverage in the event of a problem.
There is no charge to open or maintain a Keller Job Account.
Once Keller has the completed Job Account form, the Job Account is usually set up within a short time. Note: It is best to have the Job Account set up before ordering product.
Accurate information is important and most of the information will be available to you or the general contractor or the project owner. Contact your Sales Rep, Branch Manager or the Credit Department if you have any questions about the information you are to provide.
As a prerequisite for establishing lien rights, suppliers, like Keller, must notify project owners and general contractors that they are providing material to a job. The notice is sent by certified mail to the project owner, general contractor and, if known, the project lender. The notice clearly states that this is not a lien and provides information for ways the owner/general/lender can protect themselves.
No. The payment terms for Job Accounts are the same as those of the shop account.
Yes. While the vast majority of Job Accounts are paid before they must be liened, the ultimate responsibility for payment remains with you.
Keller provides a separate statement for each Job Account. Most of our customers prefer separate Job Account statements because it aids in job accounting, customer invoicing, and ease of reconciling. However, Keller can provide one statement that includes all invoices from all your accounts with us.
Normally, if you are experiencing problems with just one job, we will close that Job Account while keeping the other accounts open. If the same general contractor or project owner is involved with some of your other jobs as well, it may be prudent to close those Job Accounts, as well. This is something you and your Keller Credit Manager would discuss on a case by case basis.
As soon as you start to experience slow payment on a job, it is then best to contact your Keller Credit Manager or Branch Manager to discuss the job’s slow cash flow situation. Keller wants to help you get paid. A call to a general contractor from a Keller Credit Manager can often make the difference in getting money released from hold on your job.
Yes. Once a Job Account is set up, general contractors frequently request lien waivers throughout the course of the project. Keller Credit Managers can provide the lien waivers. The Keller Credit Managers make every effort to complete or sign the lien waiver requests as quickly as possible because we know your payment/draw may depend on when the general contractor receives the completed and signed lien waiver.
Job Accounts are quite common and becoming even more so in this economy. Most general contractors have no problem with them. We will be happy to help you address any concerns raised by a general contractor or project owner over the use of Job Accounts.
